If you get out of your truck with a hammer, a saw and a crescent wrench, go back to your truck, you need bigger tools than that. Just to start with, this house appears to have sunk into the non-compacted, non-engineered lot; there is very little crawlspace. I think it needs to be lifted onto a new foundation. Then, everything else needs to be fixed, also. Bathrooms, kitchens (yes, there are two), floors, roof, plumbing, fences, landscaping-everything needs a bit of work, or more. The good news? It has an oversized lot, about 1/4 acre. It's a nice neighborhood. You might be able to add on to this lot with either another house, an ADU or addl unit. It has city water, sewer, gas, electricity, a fireplace, a huge front yard and a very large backyard, the roof does not leak, at this moment, the neighbors seem great, in town location with shopping all around. Gas stove, gas water heater, wall heaters, free standing fireplace, covered deck in the back yard and a loft with stairs for an extra place to sleep. You can walk to restaurants, the liquor store and to a motel (if it starts to rain). It's currently configured as a duplex, but easy to convert back to a SFD. There are no reports, going through probate.
